Impact window replacement on a South Florida home

Signs it’s time to replace your windows

If any of these describe your home, it’s worth scheduling a free assessment. Most South Florida homes built before 2002 — when the Florida Building Code began requiring impact-rated openings statewide — are running on windows that no longer meet code, insurance, or energy standards.

  • Windows are single-pane or aluminum frame from the 1980s or earlier
  • You have non-impact windows and pay extra for shutters
  • Cool air escapes around frames in summer
  • Windows are foggy between panes (failed seals)
  • Frames are warped, soft, or showing wood rot
  • Your home insurance premium spikes year over year

What’s included in our replacement service

  • Removal and proper disposal of your old windows
  • Inspection of the existing rough opening and bucking
  • New wood bucking installation if existing is damaged
  • Impact-rated window installation per manufacturer specs
  • Drywall touch-ups around interior frames
  • Stucco repairs and exterior trim work
What’s not included: Paint touch-ups on repaired interior/exterior surfaces. Window treatments (blinds, shutters, curtains) — we recommend re-measuring after install since impact frames are sometimes slightly different dimensions than originals.

Our replacement process

1

Free in-home assessment

We look at your existing windows, check for hidden frame damage, measure each opening, and walk you through replacement options. If we find structural issues you’ll need to know about (water damage, termite damage, soft framing), we’ll point them out and explain how they affect the project.

2

Quote and product selection

Itemized quote within 48 hours. We help you compare product lines and explain the trade-offs between vinyl and aluminum, single-hung vs casement, and Low-E vs standard glass — based on your home’s specific exposure and energy needs.

3

Permits, HOA, and scheduling

We pull the city permit and coordinate HOA approval. Replacement windows typically arrive 4–8 weeks after order.

4

Same-day teardown and install

We remove your old windows, install the new units the same day so your home is never left open overnight, and complete drywall and stucco repairs as we go. Typical whole-home replacement takes 2–4 days.

5

Inspection and insurance paperwork

We schedule the city inspection and provide you with the OIR-1802 wind mitigation form. Most insurers apply mitigation credits to your premium starting at your next renewal.

Frequently asked questions

How is replacement different from new installation?
Replacement projects work within existing openings — we remove the old window and install the new unit in the same hole. New construction has more flexibility because the wall is being built around the window. Most South Florida residential projects are replacement, not new construction.
Will my home be open to the elements during replacement?
No. We remove and install each window on the same day, so your home is never left with an open hole overnight. For multi-day projects, we sequence room-by-room so only one or two openings are exposed at a time.
Will my existing window treatments still fit?
Sometimes. Impact window frames are occasionally a fraction of an inch different from original frames. We recommend re-measuring blinds/shutters/curtains after installation if you want a perfect fit.
What if the existing frame or bucking is damaged?
We inspect during the in-home assessment and tell you upfront. If the bucking is rotted or termite-damaged, we replace it as part of the install (this is included). Significant wall damage may require a separate carpentry estimate.
How much does whole-home window replacement cost?
Most South Florida single-family homes (10–20 windows) run $15,000–$45,000 for full replacement, depending on home size, window style, and product line. See our detailed Florida cost guide.
Can I replace only some windows now and finish later?
Yes — phased replacement is common. Many homeowners start with the most exposed windows (typically east/south-facing or pool-side) and finish the rest the following year. Insurance mitigation credits usually require ALL openings to be impact-rated, so plan accordingly if discounts are a priority.
