Commercial properties we install for

Commercial impact projects span every property type. Here’s the work we handle most often.

1

Storefronts and retail

Large-format storefront glass, automatic door systems, and full-height impact windows with NOA approval. We schedule around your business hours to minimize disruption to foot traffic.

2

Multi-family residential

Condo and apartment building upgrades — full-tower projects, single-unit owner replacements, or HOA-coordinated phased rollouts. We handle the building permit, HOA paperwork, and resident communication.

3

Offices and commercial buildings

Class A office buildings, medical offices, and mixed-use commercial. We coordinate with property management, tenant scheduling, and after-hours installation to keep your operations running.

4

Hospitality and restaurants

Hotels, resorts, and restaurants where impact glass plays double duty — hurricane protection plus noise reduction for street-facing properties. After-hours scheduling available.

Our commercial process

1

Site survey and discovery

Project manager visits the property, takes opening counts, reviews building drawings if available, and meets with property management to understand operational constraints (business hours, tenant access, parking, staging).

2

Engineered proposal

Itemized proposal within 5 business days, including engineered drawings for the chosen product line, total project cost, payment schedule, and proposed timeline. We can usually provide one or two product options at different price points.

3

Permitting and pre-construction

We handle the commercial building permit (longer lead time than residential — typically 4–8 weeks), HOA or board approval, and product ordering. We also coordinate the construction logistics — staging area, dumpster placement, scaffolding if needed.

4

Phased installation

Most commercial projects install in phases to keep the business operational. We sequence by floor, wing, or section, with daily progress updates to property management. After-hours and weekend work is available at standard rates for time-sensitive projects.

5

Inspection and turnover

We coordinate the city inspection per phase, provide as-built documentation, and hand over the NOA paperwork plus wind mitigation forms your insurance and property management will need.

Frequently asked questions

What size commercial projects do you handle?
Single-storefront retrofits through multi-tower condo projects with 500+ openings. Most of our commercial work runs 20–200 openings per project.
Do you work after hours or on weekends?
Yes. We schedule after-hours and weekend installation for retail, hospitality, and any commercial property where business-hour disruption is unacceptable. Standard rates apply.
What’s the lead time on a commercial project?
From signed contract to project start: typically 8–14 weeks for commercial. Permit pull is the main variable (4–8 weeks depending on city), product manufacturing adds 6–10 weeks for commercial-grade orders.
Are your commercial products Miami-Dade NOA approved?
Yes — every product we install for commercial projects in Miami-Dade or Broward counties is NOA approved. We provide the NOA documentation for permit submission and inspection.
Can you provide engineered drawings for our permit application?
Yes. PGT, ES, and CGI all provide engineering packages for their commercial systems. We coordinate the drawings as part of the proposal.
Do you offer financing for commercial projects?
Standard payment terms are 25% deposit, progress payments by phase, and final payment at substantial completion. For larger projects we can discuss extended payment structures during the proposal phase.
